Why advertised rates rarely match your rate

The rate you see in a banner ad is the best price available to a narrow, ideal borrower: excellent credit, a large down payment, a single-family primary residence, a conforming loan amount, and often discount points paid at closing. Change any one of those and the pricing changes with it. That is why a quote built on your actual scenario is worth more than an hour of comparison shopping against numbers nobody is going to honor.

What actually moves your pricing

Credit profile

Pricing moves in tiers rather than smoothly, so a small score improvement can occasionally cross a threshold and change your rate meaningfully. We will tell you when you are close to one.

Loan-to-value ratio

Down payment on a purchase, or equity on a refinance. Lower loan-to-value generally means better pricing and, past roughly 20 percent equity on a conventional loan, no mortgage insurance.

Occupancy and property type

Primary residences price best. Second homes and investment properties carry add-ons, as do condos and multi-unit properties. Investors should also look at DSCR loans, which qualify on the property's rent rather than your income.

Loan program and term

Conventional, FHA, VA, USDA, and jumbo all price differently, and a 15-year term prices below a 30-year. Compare programs on our conventional, FHA, and VA pages.

Points and lender credits

You can buy the rate down with points or take a higher rate in exchange for a credit toward closing costs. Which one wins depends entirely on how long you keep the loan, so we show both.

How to compare quotes fairly

Compare rate, points, and lender fees together on the same day, since pricing moves daily. Use the Loan Estimate rather than a verbal number, and check that the compared quotes assume the same loan amount, term, and lock period. Then sanity-check the payment on our payment calculator so nothing hides in the escrow line.
