DSCR Loans: Qualify the Property, Not Your Tax Return

A rental that pays for itself should be able to finance itself. DSCR underwriting scores the property's income against the payment and leaves your personal returns out of it.

DSCR stands for debt service coverage ratio, and the whole loan turns on one division problem: gross monthly rent divided by the total monthly payment of principal, interest, taxes, insurance, and any association dues. A property renting for $2,400 against a $2,000 payment carries a 1.20 ratio, and that single number replaces the pay stubs, W2s, and tax returns a conventional file would demand. Because the loan is written for business purpose rather than owner occupancy, it lives outside agency guidelines entirely, which is what allows the income documentation to disappear. Underwriters still verify credit, reserves, and the appraisal, and they still care about the borrower's experience level. They just stop asking what you earn. What DSCR ratio do I actually need?+

Most investors want the rent to cover the full payment, meaning a ratio of 1.00 or better, and pricing improves noticeably once you clear 1.25. Ratios below 1.00 are still fundable on many programs, but expect a larger down payment and a rate bump that grows as the ratio slides toward 0.75.

How is the rent figure determined if the unit is vacant?+

The appraiser completes a comparable rent schedule, usually Form 1007 for a single unit, and the underwriter uses the lower of that market rent or the rent on a signed lease. A vacant property is not a problem. It simply means the appraisal drives the number instead of a lease.

Can I hold the property in an LLC?+

Yes, and most borrowers do. DSCR loans are business purpose loans, so vesting in an LLC is standard rather than an exception. You will sign a personal guarantee in almost every case, and the lender will want the operating agreement and an EIN before docs are drawn.
